Resident Qualification Acknowledgement
In order to assist you with your decision on your new home, we are providing a list of guidelines used to qualify applicants for residency in our community. Noting contained in these requirements shall constitute representation by Plymouthtowne Apartments that all residents and occupants currently residing in our community have met or currently meet these guidelines. Our policy is to require everyone ages 18 or over to be a lessee and therefore, must be approved as a lessee. Subject to their compliance with applicable laws, qualification standards include, but are not limited to the following criteria:
IDENTIFICATION: All applicants must present a valid government issued photo identification card for each person age 18 years and older that will be living in the apartment.
INCOME: All applicants must have a combined verifiable source of income in an amount in accordance with current community guidelines, approximately four (4) times the rental rate.
GUARANTORS: If a guarantor is needed, they must meet the entire qualifying criteria as presented above. All guarantors must have a verifiable source of income in an amount approximately six (6) times the rental rate. The guarantor must meet the criteria presented above throughout the entire duration of the applicable lease period.
CREDIT HISTORY: Our third-party credit reporting agency provides credit and rental history. An unsatisfactory or insufficient finding may result in the requirement of an additional deposit, guarantor, or denial. Applicants are responsible for ensuring their credit history is accurate.
CRIMINAL HISTORY: Our investigation includes criminal background screening. It is possible your application may be denied due to criminal convictions.
PETS: Cats only permitted. One cat per apartment.
OCCUPANCY: The following occupancy standards apply base on two (2) persons per bedroom.
One bedroom- up to two people
Two bedrooms- up to four people
RENTAL RATES AND LEASE TERMS: The rental rate quoted is associated with the apartment availability at the time of your inquiry, move in date and lease term requested. Quoted rental rates and specials are subject to change.

APPLICANT APPROVAL: Applicant agrees to and acknowledges that all qualifying criteria reference above will be considered in the screening process. Applicants who do not meet the requirements reference above may be declined or subject to a conditional approval including, but not limited to: additional/increased rent and/or deposit, or personal guarantor,
Credit Card payments are made through PayLease. There is a convenience fee paid directly to PayLease with each transaction. For questions regarding your payment please call 1-866-729-5327.

Complete the New Users Registration and select Plymouthtowne Apartments as the “Property”. Upon clicking “Create Account”, you will be directed to make a one-time application payment. Each applicant may create a separate account or one applicant may submit payment for all parties.
